Information . . .
Custom homes and large-scale remodels
usually will take as little as a few months to a year depending upon
the complexity of the project.
We recognize and understand that a
successful construction process means a satisfied client and is the
only way to run a business. We aim to make the building process as
easy for our clients as possible. We start with blueprints and
specifications that all parties involved receive. We make sure
everyone involved in the process is on the same page. We encourage our
clients to stay involved throughout the entire process and we keep
open lines of communication through all stages of the building
process. We encourage our clients to visit their project to experience
the progress first hand. When/if that’s ever inconvenient we can
record parts of the process for you.
Once we have evaluated your lot or home
we will guide you through the design process. CMS can design your
custom home or recommend a home designer to you. Most of our projects
are customized to incorporate our client’s wants and needs into
their project.
“What is the cost per square foot?”
is a commonly asked question of builders. It is impossible to give you
an accurate answer to that question until the plan is decided upon,
finishes are agreed on, and the building site has been inspected we
need to know what you have in mind like custom ideas you want
incorporated into your project before giving any estimated costs.
Our projects are inspected for code
compliance. Inspections to expect that will take place during the
construction process.
When
the foundation-preparation is ready for the concrete, an
inspector/engineer will come out and check to make sure that all the
requirements are met. Any changes that need to be made will be
addressed in order to pass inspection.
All
framing, plumbing, electrical, heating, insulation, etc. is completed
and all work is inspected prior to the drywall being installed.
Then
the cabinets, trim, driveway, and other aspects of the project are
completed.
CMS
works on a time and material contract price. There are a limited
number of suppliers and labor providers for quality residential
construction. This is a very competitive industry and most builders
pay about the same price for materials and services. It is not so
simple to understand why one builder could offer any special cost
advantage over another. True, -a cost advantage may simply be because
one builder is using and providing a lower quality service or product.
However, what separates excellence from ‘par’ is that an
expert builder often has ways of consolidating designs, materials
& schedules in such a way as to reduce cost without reducing
quality. A builder may
include different items in the home as standard and may have different
quality levels than another builder, which impacts as differences in
cost. This makes comparing builders prices almost impossible. The
important point is to find a builder that you can trust. Regardless
of where our pricing falls, -you can be sure that CMS will not
sacrifice job-quality to pad the bottom-line. Our clients have already
testified to this aspect of the CMS professional philosophy.
